City Center vs Suburbs Rent & Commute Calculator
Calculate the true net trade-off between downtown high rent vs suburban commuting costs, fuel, tolls, and lost travel time.
City centre or suburbs: the real cost of rent plus commuting
The comparison adds rent and transport for each home and sets them against monthly commuting hours. With the default values, an €850 suburban flat with a 28 km drive costs €1,134 a month against €1,150 for a city-centre flat within walking distance: €16 saved for 20 extra hours of commuting each month.
What the tool adds up
Direct monthly cost = rent + transport. In the city centre, transport is €0 on foot or by bike, €45 for a bus or metro pass and a flat €150 for a car in town. In the suburbs:
- Car: km per month = one-way distance × 2 × 20 days; fuel = km × 6.5 L/100 km × €1.85/L; wear and insurance = €0.08/km; plus any tolls or parking you enter.
- Train: a flat €95 monthly pass.
- Car + train: €95, plus an 8 km daily round trip to the station and €25 for park-and-ride.
Commuting time = one-way minutes × 2 × 20 ÷ 60, in hours per month. Price per m² = rent ÷ floor area.
Worked example
City centre: €1,150 for 45 m² (€25.6/m²), a 15-minute walk, i.e. 10 hours a month and €1,150 direct cost. Suburbs: €850 for 75 m² (€11.3/m²), 28 km and 45 minutes by car. Over 1,120 km a month, fuel costs €134.68, wear €89.60 and tolls €60, i.e. €284 of transport and €1,134 in total. The suburbs save €16 a month for 20 extra commuting hours, which is 30 eight-hour days over a year. By train the gap grows to €205 a month.
Assumptions and limits
Fuel price, consumption, the 20 working days and the €45 and €95 passes are fixed in the tool. It does not deduct the employer contribution to public transport passes, which in France often halves the real cost of the train. It also ignores remote work and a possible second car.
Sources and dates: French Labour Code, article R3261-1: employers pay 50% of public transport passes, in force since 1 January 2009; Île-de-France Mobilités: monthly Navigo pass at €90.80 from 1 January 2026, for comparison with the €95 used by the tool (checked on 14/10/2026).
Frequently Asked Questions
Is living in the suburbs really cheaper than the city centre?
Not always. With the default values, suburban rent is €300 lower, but a 28 km drive costs €284 a month, so the saving drops to €16. If you take the train (a €95 pass), it rises back to €205 a month.
How much does a 30 km car commute cost per month?
Over 20 days, that is 1,200 km. At 6.5 L/100 km and €1.85/L, fuel costs €144.30, and the tool adds €0.08/km for wear and insurance, i.e. €96. The total is €240.30 a month, before tolls and parking.
Does the employer pay for the train pass?
In France, yes: article R3261-1 of the Labour Code requires employers to cover 50% of public transport passes. A monthly Navigo pass at €90.80 (2026 fare) therefore costs the employee €45.40. The tool does not make this deduction.
How many hours does a 45-minute commute take up?
Both ways over 20 days, 45 minutes add up to 30 hours a month, against 10 hours for 15 minutes. The 20-hour monthly gap amounts to 240 hours a year, or 30 eight-hour days.
