Golden visas in Europe: tool thresholds and 2026 rules

The tool compares your budget with the investment threshold of the chosen programme, or your passive income with the required minimum, then shows estimated application fees, minimum stay and the time to permanent residence and citizenship. The built-in thresholds follow the rules in force on 15 October 2026, except Spain's golden visa, abolished since 3 April 2025 but still offered by the tool; the family income rule remains approximate.

What the tool calculates

For an investment programme, it checks budget ≥ threshold. For a passive-income visa, it requires the monthly minimum × (1 + 0.5 per additional person). Application fees are estimated at €8,000 plus €2,500 per family member. The worldwide income field is not used in any calculation, and the Italian flat tax has no eligibility check.

Worked example

Spanish non-lucrative visa, household of 3, €4,500 of passive income: the tool requires 2,400 × 2 = €4,800 a month and shows a shortfall of €3,600 a year. Spanish regulations require €2,400 for the applicant and €600 per family member, i.e. €3,600: the household is eligible. Portuguese golden visa through a fund for 3 people: €500,000 and €13,000 of estimated fees.

Frequently Asked Questions

Does Spain's golden visa still exist in 2026?

No. Organic Law 1/2025 abolished every investor visa route with effect from 3 April 2025: €500,000 property, funds, shares, government debt, deposits and business projects. Only applications filed before that date are processed, and residence permits already issued remain valid. The tool still offers this programme.

What income is required for Spain's non-lucrative visa?

Royal Decree 1155/2024 (article 62) requires 400% of IPREM for the applicant, i.e. €2,400 a month or €28,800 a year with an IPREM of €600, plus 100% of IPREM, i.e. €600 a month, per family member. A couple with one child must therefore show €3,600 a month; the tool asks for €4,800.

How much do you need to invest for a Greek golden visa?

Since Law 5100/2024, in force on 5 April 2024, you need €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants, and €400,000 elsewhere, in a single property of at least 120 m². A €250,000 threshold remains for converting premises into housing or restoring a listed building. The tool uses €800,000, the Attica and islands threshold.

How many years does it take to get Portuguese citizenship?

Ten years of legal residence under Organic Law 1/2026, in force on 19 May 2026, and seven years for citizens of the European Union and Portuguese-speaking countries. Applications filed before that date remain under the former five-year rule. The tool displays 10 years.
