Home Remodel ROI Calculator: Renovation Cost Recouped
Calculate return on investment and cost recouped at resale for kitchens, bathrooms, decks, roof replacements, and heat pumps.
Renovation ROI at resale: formula and recoup benchmarks
The tool estimates how much value a renovation adds to your home at resale: value added = project cost × recoup rate. A $26,500 minor kitchen remodel recouped at 85.7% adds about $22,711 and leaves $3,790 out of pocket. The preset rates are US national averages and should be read as orders of magnitude.
The formula
Value added = project cost × recoup rate ÷ 100. Net cost = cost − value added, floored at 0 when the rate exceeds 100%. New home value = current value + value added; the percentage increase = value added ÷ current value.
Example with the default inputs
Home worth $450,000, minor kitchen remodel at $26,500, recoup rate 85.7%: value added $22,710.50, net cost $3,789.50, new value $472,710.50, or +5.05%. A $78,000 major kitchen remodel recouped at 49.5% adds $38,610 and leaves $39,390 out of pocket. For a garage door ($4,500 at 102.7%) the value added is $4,621.50; the tool shows a net cost of 0 and does not display the small gain.

Assumptions and limits
- The rates come from a US study priced in dollars; the tool applies them as percentages to the amount you enter, whatever currency is displayed. Other markets can differ widely.
- The custom rate field replaces the benchmark with your own figure, for example a local agent's estimate.
- The curb appeal score out of 10 is the site's own rating, with no published source.
- Financing, tax and time to sale are ignored.
The result is an estimate and does not replace advice from a real estate professional.
Sources and dates: Cost vs Value Report (Remodeling and JLC, Zonda), US national averages. The minor kitchen, garage door, bathroom and roofing rates match the 2023 edition; the major kitchen, heat pump, deck and basement rates could not be traced to an edition and are indicative, unverified values. The 2025 edition reports much higher rates for some projects (garage door 268%, minor kitchen 113%, figures taken from press summaries, indicative and not checked against the report); the tool has not been updated yet (checked 14/10/2026).
Frequently Asked Questions
Which home improvements have the best resale ROI?
Among the tool's benchmarks, garage door replacement ranks first with 102.7% of the cost recouped, ahead of a minor kitchen remodel (85.7%). A major upscale kitchen comes last at 49.5%. Small visible projects usually recoup a larger share of their cost than custom work.
Does a kitchen remodel increase a home's sale price?
Yes, but rarely by its full cost. With the tool's benchmarks, a $26,500 minor kitchen remodel adds about $22,711 of value, while a $78,000 major remodel adds only $38,610. On a $450,000 home, the minor remodel raises the value by 5.05%.
How is the net cost of a renovation calculated?
Net cost = project cost − value added, where value added is the cost times the recoup rate. For a $24,500 bathroom at 66.7%, the value added is $16,342 and the net cost $8,159. When the rate exceeds 100%, the tool shows 0.
Do these recoup rates apply outside the United States?
Not directly: they are US national averages from the Cost vs Value Report. For a home elsewhere, enter your own figure in the custom rate field, for example based on a local agent's valuation before and after the work.
